Most home renovation projects in Miami start with a contractor's bid and a vague mood board. We start with a conversation. Before a single wall is opened, we want to understand how you live in your home — how light moves through it in February, which rooms you actually use at 10 p.m., what you want to walk into after a flight.

That conversation shapes everything: layout, materials, lighting, finishes, the order of work. A renovation is the rare moment when a residence can be rebuilt around the person who lives in it, instead of the other way around.

What We Renovate

We take on residential renovation and remodeling projects across Miami at every scale.

  • Full gut renovations. Down to the studs. New layout, new mechanical systems, new finishes, often new use of the space. Most common in single-family homes and older waterfront properties where the architecture is right but the interior no longer works.
  • Partial remodels. Kitchen, primary bath, primary suite, home office, media room. Sharper scope, faster timeline, same level of attention to material and detail.
  • Condo and high-rise renovations. Brickell, Edgewater, Sunny Isles, Bal Harbour. We've renovated apartments in Acqualina, Ritz-Carlton Residences, La Perla, Armani/Casa, Trump Tower. Condo work has its own rhythm — board approvals, freight elevator scheduling, neighbor consideration — and we plan around it from day one.
  • Single-family homes and villas. Coral Gables, Coconut Grove, Pinecrest, Miami Beach. Mediterranean estates, mid-century houses, contemporary new-builds that need a second-owner reset.
  • Historic property restoration. Preserving the elements that give a home its character while quietly updating the parts that no longer serve it.

How a Renovation with Timroom Works

A good renovation looks effortless when it's finished. Getting there takes a sequence that's been refined over 150+ projects.

  • 1. Discovery and feasibility. We meet at the property when possible, walk through it, and listen. We talk through scope, lifestyle, timeline, and budget envelope. By the end of this phase you have a clear picture of what's possible.
  • 2. Design development. Plans, elevations, 3D renderings, material specifications, lighting schemes, custom millwork drawings. Every finish — stone, tile, hardware, paint — is selected and presented in person before it's ordered.

3. Permits, approvals, contractor coordination. Miami-Dade permits, HOA and condo board submissions, structural engineering coordination, contractor bidding. We assemble the team and run the schedule.

  • 4. Construction oversight. Site visits, on-site decisions, change-order management, finish installation, custom millwork delivery. Weekly progress reports.
  • 5. Move-in. Furniture, art, lighting, accessories — installed and styled before you walk in. Most clients arrive to a home that's ready to be lived in, not unpacked.

What Renovating in Miami Actually Requires

Miami renovation is not the same as renovation anywhere else. The climate, the building stock, and the regulatory layer all add complexity that most generic remodelers underestimate.

Condo board and HOA approval is often the longest item on the timeline, especially in waterfront buildings. We prepare submission packages — drawings, finish specs, contractor licensing, insurance — that move quickly through review.

Hurricane-impact requirements affect windows, doors, exterior cladding, and sometimes interior structural decisions. We specify products that meet Miami-Dade NOA standards and integrate them so the home doesn't read as fortified.

  • Salt-air finishes. Anything within a mile of the ocean — Miami Beach, Bal Harbour, Surfside, Key Biscayne — needs hardware, fixtures, and metals that won't corrode in two years. We specify accordingly.
  • Permits through Miami-Dade County. Process and timing vary by jurisdiction (City of Miami, Miami Beach, Coral Gables, Bal Harbour Village each have their own). We've filed through all of them.

How long does a luxury home renovation in Miami take?

A full gut renovation of a 3,000–5,000 sq ft residence typically runs 9 to 14 months from contract to move-in, including 2–4 months of design and permitting. Condo renovations are often 6–10 months. Partial remodels (kitchen or primary bath only) usually take 3–5 months. Miami-Dade permitting and condo board approvals are the variables that move timelines the most.

What is the cost range for a luxury renovation in Miami?

Most full-home renovations we take on land between $400 and $900 per square foot, depending on scope, finish level, and building type. Condo renovations are typically higher per square foot than single-family due to logistics and protection requirements. We provide a detailed budget breakdown after the feasibility phase, not before — accurate numbers require an accurate scope.

Do you handle the contractor and permits, or just the design?

Both. We design the project, document it, file for permits, coordinate HOA and condo board approvals, and oversee the contractor on site. You have one point of contact through the entire project.

Can you renovate a condo in a building with strict HOA rules?

Yes — most of our condo work is in buildings with formal board review. We prepare full submission packages and have working relationships with several Miami high-rises, including Acqualina, Ritz-Carlton, Armani, Trump Tower, and La Perla. Board timelines are built into the schedule from the start.

Do you work outside Miami-Dade?

Our renovation practice is concentrated in Miami-Dade and the immediate surroundings — Miami, Miami Beach, Coral Gables, Coconut Grove, Key Biscayne, Bal Harbour, Surfside, Sunny Isles. We also take selected projects in Palm Beach, Fort Lauderdale, and out of state.

What's the difference between a renovation and a remodel?

Functionally, we use them interchangeably. Industry-wise, "remodel" usually means changing the layout or use of a space (taking down a wall, converting a bedroom into a closet). "Renovation" means upgrading what exists (new finishes, new kitchen in the same footprint). Most projects involve both.

Can you renovate while we still live in the home?

For partial remodels, sometimes — with careful sequencing and dust containment. For full gut work, no. We help clients plan temporary housing as part of the timeline.
